JOB SUMMARY:

This position manages the physical plant including planning, organizing, and administering all activities and services. Plans and directs the activities of the maintenance, custodial, grounds staff and contractors in the operations and upkeep of the main campus and satellite center physical plants to ensure a safe and quality environment. Direct responsibility for the efficient and safe operation and maintenance of all College buildings, grounds, and facilities.

ESSENTIAL JOB FUNCTIONS:

Important responsibilities and duties may include, but are not limited to, the following:

  • Interprets, implements, and maintains continuous compliance with all governmental and accreditation regulations.
  • Provides leadership and participates in College committees, meetings, and other functions.
  • Manages inventory on maintenance and custodial equipment and supplies; researches replacement and upgrades as necessary; follows purchasing guidelines when replacing equipment.
  • Ensures training for staff and contractors concerning safety procedures, safe operation of equipment, and machinery, materials handling and emergency issues.
  • Manages snow removal and lawn maintenance operations on College property.
  • Manages annual physical plant budget to ensure efficiency in staffing and in use of materials and equipment.
  • Supervises and evaluates staff and manages contracted services.
  • Schedules and directs testing for fire prevention and safety as required by State and Federal regulations.
  • Manages College’s vehicle fleet, fuel system, and driving records of all employees that use fleet vehicles.
  • Works with various College departments and divisions to prepare buildings and grounds for scheduled activities.
  • Receives, processes, and coordinates work requests for all facilities repair, and maintenance, and custodial requests.
  • Makes observations and monitors information sources regarding inclement weather and hazardous road conditions.  Consults with the Vice President of Administration and Finance to make recommendations on College cancellations, late starts, and early dismissals.
  • Maintains records, files, maintenance agreements, contracts, and warranty information for equipment and mechanical systems.
  • Works with the Vice President of Administration and Finance to serve as liaison with architects, engineers, and contractors regarding new construction, major renovations, and remodeling.
  • Directs projects to ensure they are completed within time, design, and budget specifications.
  • Develops short- and long-range maintenance plans to ensure resources are effectively utilized.
  • Participates in College safety planning to ensure staff are educated on the regulations of state and local codes.
  • Responsible for recycling and garbage disposal for entire campus as well as driving new green initiatives.
  • Responsible for evaluating and implementing energy conservation methods for the College.
  • Performs other duties as assigned.

QUALIFICATIONS:

  • Bachelor’s degree in a related field and three years related work experience or an equivalent combination of education, training, and work experience.
  • Experience leading and supervising employees including hiring and training, coordinating work schedules, and assignment of work duties.
  • Experience developing and managing a budget.
  • Strong analytical, organizational, customer service, and communication skills.
  • Valid Iowa Driver’s license.
  • Knowledge of methods, practices, equipment, and supplies used in facilities management.
  • Knowledge of state and local building, safety, ADA, and health codes.
  • Ability to problem solve, interpret data, and work with others in wide variety of circumstances.
